Help Our Neighborhood Grow Responsibly

Together, let's protect what makes Windsor Park special.

Protect your property value

A restrictive covenant is perhaps the only tool available to homeowners to legally protect their property value and that of their neighbours.

Why a Restrictive Covenant is necessary

The current City of Edmonton Zoning Bylaw allows for the construction of:

  • up to an 8 unit apartment on any large (50'x 150') lot

  • up to a 4 unit apartment on a "skinny" (25' x 150') lot

Each "dwelling unit" can be multiple bedrooms and there is no requirement for onsite parking. This zoning includes Windsor Park and as you can see in the images above there is often no consideration of the negative impact on the adjacent properties in the neighborhood.

Such developments diminish the value of nearby properties and substantially change the character of the community.

What is a Restrictive Covenant?

An RC is an agreement among the signatories to restrict the use of their property to the terms set out in the RC.

The RC agreement is registered at Land Titles and is binding on the current and future owners of the property.

The purpose of an RC is to discourage or prevent developers from moving into a neighborhood.

To be effective an RC requires the cooperation, consensus and commitment of a group of neighbors.
